Our Story

Personal Journey to Jerusalem Turned Into An Investment Opportunity

In 2016, the 21st floor of Migdal Hair was acquired with a vision: to create 14 unique suites offering travelers sweeping city views, a central location, and spacious accommodations. The suites became a home away from home for visitors from around the world, earning enthusiastic reviews and a loyal following.

In 2022, I traveled to Israel for my father's Yahrzeit, accompanied by my four sons. We stayed in the suites for several Shabbatot and enjoyed the services, the location, and the convenience of being in the heart of Jerusalem.

When we returned to Israel for Sukkot in 2026, choosing the same place felt natural. We rented a sukkah that was set up downstairs and brought the entire family together for the holiday. The location was so convenient that we chose not to rent a car. We simply walked everywhere.

That experience left me wondering: Why not own a piece of the place we loved so much?

The Search for the Right Investment

Immediately after Sukkot, I began searching. I spoke with realtors, made calls, scheduled appointments, and explored countless listings online. Many were outdated or no longer available. Others were overpriced, needed renovations, or involved frustrating back-and-forth between realtors, owners, and prospective buyers.

We knew what we wanted: a place in the heart of Jerusalem, within walking distance of the Kotel.

For our family, Jerusalem is about more than location. It's about spiritual connection. Walking to the Kotel helps us recharge, reconnect, and remember why we want to be in Israel. That experience is irreplaceable.

Yet finding the right property was difficult. The options I explored were too expensive, required substantial work, or were too far from the Kotel to offer the convenience we wanted. Then an unexpected possibility emerged.

The Opportunity Was Right in Front of Me

One day, I wondered whether the suites where I was staying might be available for purchase. I walked into the office and spoke with the owner's son. Having grown up around real estate, hotels, and property management, I understood the business and saw its potential.

During our conversation, he suggested, "Maybe you can sell these units in the US." My response was, "Maybe." But as we continued talking, I realized that I wasn't just interested in selling the units. I wanted to own one myself.

The location, views, and accommodations were exactly what we had been looking for. The remaining question was the price.

As it turned out, the owners were already working with attorneys to structure the conversion of the entire floor into individually owned units, including the necessary registration and tax arrangements. I had discovered the opportunity at just the right time.

The Numbers Made Sense

We discussed the units, toured several suites, and compared the options. After further discussion, we were introduced to special pre-sale pricing, with units starting below ₪40,000 per square meter.

Compared with the alternatives I had explored, the offering was compelling. Similar properties could command significantly higher prices, sometimes without the views, convenience, or potential operating advantages available here.

What particularly appealed to me was the flexibility: a personal base in Jerusalem where I could work, spend Shabbat and holidays with family, and enjoy the convenience of a suite-style hotel. When I wasn't using the unit, it could potentially generate rental income through hotel operations, subject to the operating arrangement and applicable terms.

Rather than buying a property that might sit vacant during my absence, I saw a way to combine personal enjoyment with potential rental income. For me, that combination made sense.

Every investment still deserves careful analysis. Rental income, operating expenses, management fees, ownership structure, taxes, occupancy, and resale potential all need to be reviewed. For me, the combination of location, lifestyle, and pre-sale pricing made this opportunity worth serious consideration.

Why I'm Sharing This Opportunity

I wasn't looking for just any investment in Israel. I wanted a place where my family could feel connected to Jerusalem, walk to the Kotel, celebrate the holidays, and have a home base in the city we love.

In the process, I discovered a potential investment that met many of those goals. I'm sharing my story because opportunities can emerge in unexpected ways—and with a limited number of suites available at pre-sale pricing, I believe this one is worth a closer look.

Take a Look. Compare. Analyze.

I invite you to explore the opportunity for yourself. Compare the pricing, evaluate the location, examine the potential rental model, and decide whether it fits your investment goals.

I'd be happy to share more information and discuss the units. The pre-sale offering is limited, and availability may change as units are sold.

For me, this began as a family trip to Jerusalem and became an opportunity to own a piece of the city I love. Perhaps it could be an opportunity for you, too.

Why Invest

Owning a suite on the 21st floor in the heart of Jerusalem offers a compelling investment opportunity, with limited space for new development, strict historic preservation requirements, and fast rail connections adding to the appeal of this central location.

The Jerusalem City Center real estate market is facing a stark geographic paradox: while Israel is experiencing a historic national oversupply of unsold new homes, the highly sought-after, historic core of Jerusalem remains tightly bottlenecked by a severe luxury and secondary-market inventory shortage. Driven by relentless structural demand from diaspora buyers matching an extreme lack of buildable land, navigating this market requires an understanding of localized micro-trends. I24News

The Supply and Demand Dynamic

  • Macro vs. Micro Divergence: Across Israel, over 84,000 new units sit unsold. However, in highly coveted central Jerusalem enclaves—such as the City Center, Rehavia, Talbiya, and Baka—this oversupply vanishes. Real estate in these premium pockets remains highly crisis-resistant, with Jerusalem logging a solid 1.8% annual price appreciation even as other national districts face steep declines. https://www.globalpropertyguide.com/middle-east/israel/price-history
  • Historic Preservation & Zoning Caps: The primary obstacle to scaling supply in the city center is physical. Landmark preservation laws, rigid zoning constraints, and an absolute scarcity of undeveloped land mean new premium inventory cannot simply be constructed at will. https://jewishlink.news/jerusalem-real-estate-why-now-is-the-best-buyer-opportunity-in-years/
  • Resilient Overseas Demand: International buyers—particularly from New York, Miami, London, and France—are aggressively transitioning from treating a Jerusalem residence as a "future plan" to an immediate "present decision". This sustained inflow of capital absorbs prime assets almost as quickly as they surface https://www.bibiangroup.com/guide/market-data

Jewish people worldwide are increasingly purchasing or exploring the purchase of homes in Israel as a "safe haven" or as a backup plan in response to a surge in global antisemitism.[1], [2], [3]
